LML has staff in New South Wales and has worked on more than 250 buildings across the state since 2018, from Sydney Trains stations and the police headquarters in Parramatta to strata blocks and suburban stores. We sell no equipment and take no commissions, so our only job is the owner's interest.

Salt air on the coast

Exposed lift and escalator equipment near the coast corrodes faster. Audits look for it before it becomes a breakdown or a safety defect.

Stations and public buildings

Train stations and public buildings work their lifts and escalators hard, often around the clock. Audits keep the maintenance contractor to the standard in the agreement.

Ten-year planning for strata

Owners corporations keep a 10-year capital works fund plan under the Strata Schemes Management Act 2015. Lift modernisation is often the largest item in it.

Questions

What New South Wales owners ask us

Do our lifts appear in the annual fire safety statement?

Emergency lifts are an essential fire safety measure in New South Wales, so they are assessed for the annual fire safety statement. Your lift contractor and fire services contractor need to agree who tests what, and we check it is happening.

How do we budget for a lift modernisation in our capital works fund plan?

Start with a condition audit. It tells you which components are near end of life and when, so the 10-year plan the Strata Schemes Management Act 2015 requires carries real figures for the lifts.

Our contract renews soon. What should we check?

The roll-over clause and notice period first, then how obsolete parts are handled, the exclusions and the response times. Give notice in time so the renewal is a decision, not an accident.
