The local picture

What Adelaide buildings deal with

Summer heat in machine rooms

Hot spells push machine rooms past what drives and controllers like. Audits check ventilation and cooling, because heat is a common cause of nuisance breakdowns.

Mid-rise offices, ageing together

Many CBD office lifts were installed in the same decades and are reaching modernisation age together. Planning across a building, or a portfolio, avoids a rush.

Strata and community titles

Strata corporations under the Strata Titles Act 1988 and community corporations under the Community Titles Act 1996 both need a clear view of lift costs ahead.

Questions

What South Australia owners ask us

Who is responsible for the lifts in a strata building?

The strata or community corporation, as the owner of the common property. The maintenance agreement sits between the corporation and the contractor, and we hold the contractor to it.

Is heat really a lift problem?

Yes. Drives and controllers are electronic, and a machine room that runs hot ages them faster and trips them more often. Cooling is often a cheaper fix than a call-out every heatwave.

What does an independent audit give us?

An inspection of each lift against standardised criteria, photographed, with every defect listed for your contractor to fix and a view of what is coming up in the next ten years.

Traction machines in a commercial lift machine room

We evidence every assessment on site: machine, drive, ropes, controller and doors examined against standardised criteria and photographed for the report.
