What Brisbane buildings deal with

Humidity and heat

Moisture shortens the life of drives and controllers, and rusts chains. In Brisbane we check drive cooling and chain corrosion as a matter of course.

Water in the pit

Basements and lift pits in low-lying areas take water in heavy rain. An audit checks pit drainage, waterproofing and the equipment at the bottom of the shaft.

Sinking fund forecasts

Queensland bodies corporate plan their sinking fund against a 10-year forecast. A lift condition audit gives that forecast real numbers.

What Queensland owners ask us

How much should our body corporate set aside for the lifts?

Your sinking fund forecast looks 10 years ahead. A condition audit tells you which lift components will need replacing in that window and roughly what they cost, so the levy is set on evidence.

Does Brisbane's climate change how often lifts should be checked?

Heat and humidity speed up wear on electronics and chains, so we look harder at drives, controllers, machine room temperature and corrosion here. An annual audit is a sensible rhythm.

Our lifts are 20 years old. Modernise or keep maintaining?

It depends on parts support, reliability and safety, not age alone. We weigh those factors for each lift and give you a staged plan.
